Q. How much for downpayment?

A. For home improvements/additions $1,000 or 10%, whichever is less (B&P sect.7159(d)). New Homes have no limit.

Q. I have not been paid - can I lien a property?

A.Contractors,subcontractors, material suppliers (including equipment lessors), registered engineers, surveyors, laborers and architects are all entitled to lien the property they "improved"(Civil sect. 3110).

Q. Change orders - cost / time? Why is everything in writing?

A. Both new construction and remodeling/additions must be proceeded by specific "description of work to be done ...[and] materials/equipment to be used" (B&P sect. 7159(c)), and "any changes ... shall be ... in writing, signed by both parties"(B&P sect. 7164).

Q. How long do I have to file?

1. Each "original contractor" must file within 60 days of Notice of Completion or Cessation or 90 days if no Notice was recorded.
2. Subcontractors and material suppliers must file within 30 days of Notice of Completion/Cessation or 90 days if no Notice filed.
